1. Historically, the home owned is the largest asset an individual has and the safest and stable investments available.
2. Home interest and property taxes are both applicable for tax deduction on an individual's or joint family's federal income tax return.
3. As an investment, a portion of each amortized mortgage payment goes toward the principal.
4. A homeowner can exclude up to $500,000 of capital gain if married, filing jointly or up to $250,000 if single or filing separately.
5. Within a few investments, a home is the one that you can enjoy by living in it.
6. When presenting your offer to the seller, a pre-approval letter from a lender is required .
7. Using buyer representation working for you is free!  The seller's agent pays the buyer's agent!
8. You have the right to conduct a property inspection, included in your purchase contract and you can negotiate with the seller regarding problems or walkway if the house fails the inspection.
9. The realtor can show you any home whether it is listed with a company, a builder, or even a For Sale by Owner.
10. Working with a realtor to purchase a home is very advantageous because he/she can provide you with services and protect your best interests.
11. A realtor can advise and explain the whole process of buying a home, such as how to get pre-approved, what and when the documents you need to prepare ahead of time .
12. Ask the realtor for a list of buyers that he or she has helped. Call several names to verify that you'll receive good service, find your dream home and get best buying price.
13. Not all realtor have same equal and services. The single most important question you can ask is "Do you care your client any time if there is some issue happened about home after I lived in?
14. Try to talk realtor and know her/his knowledge, reputation, technology and sales records by preparing some questions. A must-ask question is "what service do you have?"
15. Know if the realtor has wide backgrounds, such as high education, professional training, designations, business and engineering backgrounds.
